How to Prepare Your Home Before Putting It on the Market



Selling your home can make you look at your own property through different lenses. It happens. When you’re preparing to sell, though, you need to stop seeing your home as the place where you keep your life. This will help you make the good bits easier to notice. Luckily, a few clever changes can make the house feel cared for, comfortable and easy to imagine living in. If you don't know where to start, or how to execute your vision, here are some starting points to consider.

Remove the Things That Have Become Part of the Furniture

You have objects in your home that you don’t even see anymore. They blend with the rest of the layout, even if they might not belong there. You know what we’re talking about. It’s the old chair with the laundry draped over it. If it’s not that, it could be a collection of takeaway menus or a basket that became a permanent feature beside the stairs. Visitors see these things, even when you’ve stopped noticing them. 

Take out anything that makes a room look smaller, busier or harder to use. Give the furniture some breathing room. If three side tables are fighting for attention in the lounge room, remove one. If the kitchen bench is mostly appliances, find a new place for a few of them. A home looks bigger when there’s some floor and bench space to look at.

Fix the Tiny Things You’ve Been Ignoring

A squeaky door isn’t going to stop someone buying your house. But twenty little things like it can create the impression that the place hasn’t been looked after. If you notice a dripping tap or a cracked light switch cover, you should handle these issues. The details matter.

Make a list and deal with the irritating jobs first. Call someone if a repair is beyond your abilities, because making a bigger mess while trying to save $40 isn’t much of a victory. These small projects don’t cost much anyway, but small repairs are worthwhile because buyers tend to notice them while wandering around.

Ask Someone Who Doesn’t Love Your House

You need one person who isn’t emotionally attached to the place. Ask a friend to walk through the house and tell you what looks dated or strangely placed. Don’t choose the friend who thinks everything you do is brilliant. That person is a great friend, but they’re useless for this particular job.

Listen without defending every decision because this isn’t a personal attack. If your friend says the dining area feels crowded, move something and see what happens. If they can’t work out what a room is for, make its purpose clearer. You can also ask a local professional for guidance. Give Your Spare Room a Job

A spare room can be used for all sorts of things. You might use it as an office, storage room, ironing station and occasional dumping ground, all at once. Buyers, however, need to understand what they could do with it. If they walk in and see boxes stacked to the ceiling, they’ll spend more time thinking about your boxes than the room itself.

So, choose one clear purpose and stick with it. If it’s a bedroom, make it look like a bedroom. If it’s an office, leave enough visible space for a desk and chair. 

Stop Trying to Hide Every Mark

There’s a temptation to repaint everything in sight before selling. Sometimes that’s useful. Sometimes you’re just spending money because you’re nervous. There’s no need to repaint decent walls because they aren’t the exact shade of white currently fashionable on the internet.

If you’re eager to renovate, look for tired areas. A hallway with scuffed walls can probably use a fresh coat. So can a bedroom where the paint has faded unevenly. If your home has strong colours, you might want to soften the loudest ones, especially in smaller rooms.

Once the obvious work is done, stop. You can keep finding things to change forever. There will always be another cupboard to organise or another wall you could repaint. Give yourself a cut-off point. Finish the repairs, clean properly, and sort the clutter. Then leave the house alone for a bit. A well-prepared home doesn’t need to be flawless, it just needs to be put together.
